We believe in being detail oriented and accurately underwriting investment property. Our Market Analysis: When conducting our market analysis of your property, we consider all income sources to ensure that your property obtains the highest price possible once listed. Our detailed analysis uses propietary software such as CoStar and MNet, and most brokers do not have access to these resources due to the inhibitive costs associated with their use. We are experts in our market area and use comparables from our localized and detailed team database. Additionally, we access the MLS and LoopNet for a thorough analysis of the market. After reviewing this information, we give you a suggested price range where buyers will seriously consider submitting an offer.
Our Marketing Process: We focus on your property's strengths and convey the benefits of the investment by writing a property specific and thoughtful description along with bulleted highlights. Our Offering Memorandums and Executive Summaries summarize all the information in a concise format that clearly displays the income and expense, current and pro forma rent roll, and a financials indicators (including GRM, Cap Rate, Price per Square Foot and Price per Unit).
Aggressive Marketing Strategy
We believe that our work is never complete and that it can always be done better. We take on challenges head on, problem solve and utilize a robust collection of tools to complete our job. David is one of the most hands-on brokers in the Los Angeles office. From start to finish, he continually markets your property by repeatedly presenting the investment highlights to individual investors (in person) and cooperates with active brokers in the market. We have a high volume of coldcalling led by David, send out high quality postcards and investment emails, and utlize unique online marketing campaigns. In addition, we submit our listings to Marcus & Millichap's internal MNet system which sends your property to over 1,000 brokers within the firm nationwide, also submitting the property to theMLS and LoopNet.

We believe in describing the potential of each property and describing the value of investing. We believe in the Eastside because we have witnessed its growth and see its potential. By staying focused on this market area we are acquianted with the active investors and understand the value of purchasing apartment buildings in these neighborhoods. We understand the specific pockets of each submarket and more importantly why investors purchase proeprties in those areas. Buyers are looking for investments, but most do not know the history or have a vision for future potential. Though we underwrite our listings like a lender's underwriter and implement high-quality and aggressive marketing tools, we know that a buyer ultimately buys an investment because of some emotional or instinctual feeling.
